Jeffrey E. McLean & Co. Pty Ltd manage a substantial portfolio of Body Corporate Properties in the North Eastern Suburbs. Our Body Corporate Manager is a Real Estate Institute of Victoria Accredited Manager. Regular attendance at seminars and training venue ensure up to date knowledge of all aspects of Body Corporate Management. We manage Body Corporates in Residential, Commercial and Industrial premises. We offer the following services:

A Financial Statement is provided for each Annual General Meeting, showing all monies collected and disbursed on behalf of the Body Corporate. A Budget is also prepared for each Annual General Meeting, estimating the costs of running the Body Corporate for the next financial year.

Collection of Body Corporate Fees

We send out quarterly, half yearly or yearly accounts for Body Corporate contributions. We receipt and bank these monies in our Trust Account. We follow up outstanding contributions.

Arrangement of competitive insurance premiums

We arrange insurance to cover the body corporate buildings, including garages and carports, tennis courts, gymnasiums, swimming pools and other property owned by the body corporate. The insurance cover also includes public liability, body corporate content insurance, office bearers liability, fidelity and can include volunteers insurance.

NOTE: The following are not covered by Body Corporate building and public liability insurance and separate cover must be arranged by owners and occupiers. We can provide details and advice as required.

• Landlord's Contents- this covers internal loss due to fire, burglary, plate glass; internal liability for personal injury or material damage due to negligence.
• Landlords may also take out insurance to cover 'loss of rents'.

Repairs & Maintenance

Repairs and Maintenance Gardeners, plumbers, electricians - arranged by reliable, fully qualified and competent tradespeople - to undertake all necessary maintenance and repairs to the common property of the Body Corporate.

• We ensure that all tradespeople have public liability insurance.
• Arrange payment of all accounts.
• We attend to the payment of all accounts for tradespeople and insurance etc. on behalf of the Body Corporate.

Organise and Convene Body Corporate Meetings

• Our Office will notify all members of each meeting at least 14 days prior to the event. (Meetings are held once yearly).
• We provide financial statements budgets and agendas.
• We record minutes of all meetings and provide a copy of same to all members.
• We advise Body Corporate members of the requirements of the Act and Regulations in relation to their property; informing them of their rights and responsibilities.
• We issue Form 3 Body Corporate certificates to solicitors when a unit is sold or purchased.
